Job Description:

The Superintendent is responsible for the supervision over all trades of construction from start to finish, assessing the current situation at any given moment an being able to analyze the situation and relay the information to the project coordinator in the office, assisting the general manager, project manager, and designer to complete each job on time, on budget and with a high level of quality. This position demands construction knowledge in the new construction field, the ability to work closely with our design team, General Manager, our subcontractors, and manage the production daily. This position also demands that the applicant is comfortable utilizing technology such as cloud-based applications ( BuilderTrend, Google Drive, Drop Box)

Pre-Requisites:

* Minimum of three (3) years, full- time experience in managing residential new construction projects
* Extremely detail oriented
* Capable of assessing and examining job sites conditions and determine if the work would be approved by city building and safety department
* Proficient with MS OFFICE and project management software
* Excellent communication skills
* Working knowledge of residential construction methods, techniques, systems, and building codes

Responsibilities:

* Production Planning
* Responsible for quality control on site for different trades
* Coordinate City inspections
* Build and maintain job folders
* Maintain and manage construction management software for the schedule, files, change orders, job daily logs
* Daily/weekly meetings with main project manager and general manager
* Create sub-contractor contracts and manage subcontractor bids and approvals.
* Create change orders.
* Coordinate materials pick up and delivery
* Coordinate shipping and receiving
* Job efficiency is the key focus
* Very organized personality required
* Construction knowledge is a must
* Coordinate gathering information and streamlining cohesiveness between the field, architects, engineers, designers, and contractor
* Reviews proposals / contracts for feasibility, cost and schedule issues
* On going evaluation of subcontractors
* Responsible for a complete understanding of the job from available verbal and written information including: blueprints, specifications and bids
* Creates job schedules, orders materials and schedules sub contractors
* Maintains job log for each active job
* Responsible for change orders: scope, cost, documentation and customer approval
